Stamp duty and registration charges
Stamp duty in Maharashtra is generally 5% to 6% of the agreement value or the ready reckoner value, whichever is higher, with a 1% metro cess in cities that levy it. Registration fees are 1% of the value, capped at ₹30,000.
Women buyers currently receive a 1% concession on stamp duty for residential purchases held in their name.
Documents you will need
Sale agreement, index II of the prior transaction, 7/12 extract or property card, approved building plan, occupancy certificate, PAN and Aadhaar of all parties, and two witnesses with valid ID.
For resale flats, add the society NOC, share certificate and the last paid maintenance and property-tax receipts.
The registration process, step by step
Calculate the duty on the IGR portal, pay via GRAS, book a sub-registrar appointment, appear with the seller and witnesses for biometrics, and collect the registered document or its digital copy.
Registration must be completed within four months of execution. Beyond that, penalties apply.
